Cost of Living in Dubai for a Family of 4 (2026 Breakdown)

The short answer

A family of four in Dubai spends roughly AED 17,000 to AED 28,000 a month for a lean-to-comfortable life, and AED 40,000+ for a premium one. The two lines that decide everything are rent and school fees — together they swallow around 60% of a typical family budget.

Housing: the biggest line by far

A family of four needs at least a two-bedroom apartment; most settle into a three-bedroom or a townhouse once the children are school-aged. Annual rents in 2026 look roughly like this:

Area type2-bedroom (annual)3-bedroom (annual)
Budget areas (International City, Discovery Gardens, Dubai South)AED 45,000–55,000AED 70,000–95,000
Mid-range (JVC, Al Furjan, Mirdif, Silicon Oasis)AED 68,000–100,000AED 95,000–150,000
Premium (Dubai Marina, Downtown, Dubai Hills)AED 130,000–180,000AED 180,000–280,000

Rents are usually paid in one to four cheques a year. Paying in a single cheque sometimes earns a 5–10% discount, but it means handing over a huge lump sum on day one.

The move-in cash nobody warns you about

Before you sleep a single night in your new home, budget for: the first rent cheque, a 5% refundable security deposit, a 5% agency fee if you used a broker, a DEWA deposit (around AED 2,000 for an apartment), and Ejari registration (around AED 220). On a AED 120,000-a-year rental, that lot can total AED 30,000 to AED 50,000 in cash — money that has to be sitting in your account on arrival.

The housing fee

Dubai adds a housing fee of 5% of your annual rent, billed monthly through your DEWA bill. On AED 120,000 of rent, that is AED 6,000 a year — or AED 500 a month — that many newcomers forget to budget.

School fees: the second giant

If your children are school-aged, this is the line that makes or breaks the budget. Dubai private-school tuition was frozen for the 2026–27 academic year, which gives families rare certainty, but the absolute numbers are still serious:

  • Indian curriculum (CBSE/ICSE): around AED 10,000–35,000 per child per year
  • British curriculum: around AED 15,000–110,000 per child per year
  • American curriculum: around AED 18,000–95,000 per child per year
  • IB: around AED 38,000–110,000 per child per year

Two children at a decent mid-range British school can easily add AED 60,000 to AED 120,000 a year to the budget. Add school bus fees, uniforms, books and activities — typically another AED 800–1,500 a month for two children — and schooling alone can exceed the rent.

If your employer offers a school-fee allowance, treat it as gold: it removes the single most painful line from your budget.

Monthly running costs

Groceries

A family of four spends roughly AED 2,000–3,000 a month shopping carefully at Carrefour, Lulu or Union Coop, and AED 4,000–6,000 shopping at Waitrose or Spinneys with plenty of imported brands. Cooking at home most nights is the single easiest way to keep this line down.

DEWA, cooling and internet

DEWA (electricity and water) for a family apartment runs AED 600–1,200 a month, higher in summer when the air conditioning never stops. Villas sit higher, often AED 1,000–1,800. Home internet from Du or Etisalat costs around AED 350–550 a month, plus mobile plans of roughly AED 100–200 per line.

Transport

One car is close to essential for a family. Budget AED 1,800–3,500 a month all-in: finance or lease payments, fuel, Salik tolls, insurance and parking. Two adults commuting by metro instead can manage on around AED 300–450 a month each with a Nol card — a genuine saving, but far less practical with school runs.

Health insurance

Health insurance is mandatory for every Dubai resident. Employer plans vary enormously in quality and often exclude dependants, maternity and dental. If you are buying cover for the family yourself, budget roughly AED 17,000–35,000 a year for four people on a decent plan. Basic individual plans start from around AED 650 a year, but check the hospital network before buying cheap.

Childcare and help

A full-time live-in nanny or maid costs roughly AED 2,500–3,500 a month including the visa and agency costs; part-time help a few days a week is proportionally less. Nursery for a toddler runs several thousand dirhams a month — many families find a nanny cheaper than nursery for one child.

The lean column assumes a budget area, an affordable school and careful spending. The comfortable column is a mid-range community with a mid-tier British school — the most common expat reality.

What salary does a family of four need?

As a rule of thumb, target AED 25,000 to AED 30,000 a month in household income for a comfortable family life, more if the children attend top-tier schools. And critically: ask what is included in the package. A AED 28,000 salary with housing allowance and school fees covered beats a AED 35,000 salary with neither.

FAQs

How much does a family of 4 need per month in Dubai?

For a lean lifestyle in a budget area with affordable schooling, around AED 17,000–20,000 a month. A comfortable mid-range life with a decent British school costs roughly AED 28,000–35,000 a month. Premium areas and top-tier schools push past AED 50,000.

What is the biggest expense for families in Dubai?

School fees and rent, in that order for most families. Two children at a mid-range British school plus a three-bedroom apartment in a mid-range community can easily total AED 20,000+ a month before anything else is spent.

Are Dubai school fees going up in 2026?

No — Dubai’s education regulator confirmed private-school tuition fees are frozen for the 2026–27 academic year. Note that bus fees, uniforms, books and activity charges are separate and can still change.

How much cash do we need before moving to Dubai as a family?

Beyond flights and shipping, budget roughly AED 30,000–50,000 in accessible cash for a mid-range rental: first rent cheque, 5% deposit, 5% agency fee, DEWA deposit and Ejari. Add a month of living expenses as a buffer.

Is AED 20,000 a month enough for a family of four in Dubai?

It is workable but tight: it means a budget community, an affordable-curriculum school (typically Indian curriculum), one car or metro commuting, and careful grocery spending. Most families find AED 25,000–30,000 the comfort threshold.

Does the 5% housing fee apply to renters?

Yes. Dubai’s housing fee is 5% of your annual Ejari-registered rent, billed in twelve monthly instalments through your DEWA bill. Landlords do not pay it on your behalf — it is a tenant cost.
